ServicesResidential LettingsOur letting service involves the following: Giving a valuation on the property if it required and arrange and obtain keys for a more effective letting.
At this stage we trust you will be happy with our service and will instruct us to let your property again. After a 12 month tenancy arrange by us has elapsed, we will charge a reduced commission for the second years rental. ManagementWe also offer a full management service to look after your property which includes inspecting the property regularly,collecting the rent monthly,paying into your account and paying property related bills from the balance of the rent. We also attend to any emergency repairs the are needed at the property. For this service we charge 5% + VAT per month. Any further service required can be discussed with our letting department. Residential SalesIf you are thinking of Selling or Buying a property in the future, please contact us and we will put you in contact with a reputalble agent who deals with our sales. Your Building Society or other MortgageeYour mortgagee will be reassured that you are letting through a recognised firm of Managing Agents such as ULTRALET. They may want to see a copy of the proposed tenancy agreement to ensure that their interests are protected. Your Head Landlord, Freeholder or AgentIf the property is leasehold, consent to an underlet may be required. Your AccountantIt is well to check the tax implications of letting with your accountant or financial adviser. ULTRALET will be pleased to make introductions to local professionals if desired. Your InsurerYour insurance company will need to be informed of the proposed letting. The insurance of the property structure and your contents is your responsiblity. Please take note of our comments about frost precautions below. You should note that where we make insurance claims on your behalf, an administrative charge will be made for this very time consuming service The Community ChargeThe Tenants Responsibilities: Tenants must register with the required local authority when moving into a property. Tenants are individually responsible for both registration and payment of the Council Tax, provided that the rented home is their sole or main residence in the U.K. if the new home is not their sole or main residence, tenants with a lease of six months or more will pay the Standard Charge. Tenants' liabilities cannot be passed to landlords. Landlords' responsibilities: While a property is vacant the council tax is the sole responsibility of the landlord. Electricity & Gas BoardsYou will need to contact the boards to notify them that you are vacating the property and to arrange for a closing account. Once premises have been vacated meter readings will be taken. It is particularly important that you do not get these services disconnected as it can result in problems in winter and there can be delays in reconnection causing difficulties for the tenant. British TelecomBritish Telecom can only cope with a handover request from the subscriber himself. The tenant may want to take over your line so you should tell BT you wish for a closing account to be sent to your new address. Your phone will be disconnected automatically unless the tenant has already made arrangements to take over the line. Furnishing & Decoration ServiceIf you have recently purchased a property in this area you may wish to take advantage of the introductions we can make to local builders, decorators, furnishers or interior designers. Good quality second-hand furniture can be arranged if required. We will be pleased to quote for the complete supervision of your property that is to be prepared for letting. House Cleaning & GardeningWe can arrange for domestic cleaning as well as for maintenance of your garden. Making use of these services achieves two ends. Your property is kept in good condition and we receive a regular source of information about the state of your home.
